Programs we work with

  • Conventional. As little as 3% down for qualified first-time buyers. Mortgage insurance can come off once you build enough equity.
  • FHA. Government-insured with flexible credit guidelines and a 3.5% minimum down payment for most borrowers.
  • VA. For eligible veterans, service members and surviving spouses. No down payment required for eligible borrowers and no monthly mortgage insurance.
  • USDA. No down payment for eligible homes in qualifying rural and suburban areas, with income limits.
  • Jumbo. For loan amounts above conforming limits.
  • Self-employed and non-QM. Bank statement and 1099 programs for borrowers whose tax returns don't tell the whole story.
  • Down payment assistance. State and local programs, plus assistance programs offered through our lending partners that aren't state sponsored.

How we help

  • We shop your loan with wholesale lenders instead of offering one bank's menu.
  • You get a pre-approval that sellers and agents take seriously.
  • One advisor stays with you from the first call to the closing table.

Common questions

How much do I need for a down payment?

It depends on the loan. VA and USDA can require nothing down for eligible borrowers, FHA starts at 3.5% for most borrowers, and conventional can start at 3% for qualified first-time buyers. Down payment assistance can cover some or all of it.

Should I get pre-qualified or pre-approved?

Pre-qualification is a quick estimate. Pre-approval means an advisor has reviewed your income, assets and credit, which is what sellers want to see with an offer. We can start with either.

Program availability, terms and eligibility depend on the lender, your credit, income, property and location. Not all borrowers will qualify.
